    What strategy will set your home apart from all the other listings competing for buyers in your area? Today I'm sharing my special five-step action plan for serious sellers. By the end of the video, you'll know how to get your home noticed, how to win over buyers, and how to net a higher sales price than your neighbors. So let's get started! According to the Real Estate Staging Association, homes that are professionally staged sell 73% faster. And a 2018 survey found that 85% of staged homes sold for between 6 to 25% more than their unstaged neighbor's homes. The goal in staging is to highlight a home's strengths, minimize the deficiencies, and help buyers envision themselves living in the space. Some sellers choose to hire a professional stager. Others opt to do it themselves, using guidance from their agent. Whichever path you decide to take, staging will definitely help to push your home ahead of the competition. Many buyers use listing photos to determine whether or not to even visit a property in person. So, poor-quality or amateur-looking pictures can keep buyers from even stepping through your door. Listings with high-quality photography sell 32% faster than the competition … and often for more money! Have your agent use only the best local professional to photograph your home before it goes on the market. And make sure that your agent is on site for the photo session so that they can let the photographer know any unique or compelling selling points that they should make sure and capture. The 3rd step is to Price Your Home Properly From the Very Beginning. Most buyers view homes within a set price range. If yours is overpriced, it can't properly compete with other similarly priced listings. But if you price your home aggressively, it can be among the nicest homes that buyers have seen within their budget. This can lead to a fast sale with fewer seller concessions. And in some cases, it can create a bidding war. What's the result? More money in your pocket. The 4th point is to Put on a Good Showing. It's crucial that your home is easily available for showings, even on short notice. That means keeping it show-ready as long as it's on the market. Keep it clean, fresh-smelling, and ready for buyers to come by and see it. This will make it sell more quickly and you'll be able to move forward more quickly. The 5th and final step is to Use a Proven Promotion Plan. Over 90% of buyers search for homes online. So it's crucial that your home's listing appears in the places where buyers are most likely to look. Online and social marketing platforms will connect with consumers where they're at. Use offline channels to connect with real estate agents and other people in your agent's network. Using both these online and offline efforts will make sure that your property gets maximum exposure to the qualified buyers.
